Altitude changes the whole problem

The Tablelands sit several hundred metres above the coast, and Atherton, Tolga, Yungaburra, Malanda and Herberton occupy a cool, high rainfall belt with very little in common with a Cairns beachfront street. Winter nights drop into single figures. Mornings sit under fog. Dew hangs on roofs and walls until well after sunrise, and on anything facing south or shaded by a tree it can be most of the day before a surface is properly dry.

That slow, repeated wetting without much drying heat produces moss and lichen rather than the fast green film of the lowlands. Moss behaves like a sponge and holds water against whatever it is growing on. Lichen puts root structures down into the surface itself. Neither one comes off with a hose, and both do real damage given time, because a roof that stays permanently damp under a moss mat will rot battens and push tiles out of line.

The southern faces tell you everything

On most Tablelands jobs the north face of the roof is largely fine and the south face is carpeted. Same house, same age, same tiles, a few hours of sun a day between them. Shaded walls under mature trees, the south side of sheds, retaining walls and the concrete path down the cold side of the house all follow the same pattern.

Cleaning only the side you can see from the road is a false economy, because the shaded side is the one holding the moisture and causing the damage.

Old buildings need cooler methods

Housing up here skews old. Timber cottages, tongue and groove verandahs, corrugated iron roofs, dairy sheds around Malanda, and tin and timber buildings from the mining era through Herberton and Ravenshoe. Paint on those surfaces is often thin and the timber under it is soft. Pressure strips it, and once the grain is blown out there is no putting it back.

Almost all of that work is a soft wash: low pressure, correct chemistry, dwell time, gentle rinse. It takes longer than blasting and it is the only approach that leaves an old building intact. The same goes for the guest houses, farmstays and cottages around the crater lakes, where the whole appeal is a building that looks its age without looking neglected.

How Tablelands work gets scheduled

Getting up here is a drive, either the Gillies or the Kuranda Range depending on where you are, so we group Tablelands jobs by day instead of running the range for one small item. Atherton, Tolga, Yungaburra, Malanda and Kairi tend to get booked together. If a neighbour wants the same thing done, mention it when you call, because it genuinely helps us get you in sooner.
