What house washing actually involves in Cairns

Most Cairns homes are rendered block, painted fibre cement, or weatherboard, and all three grow the same thing: a mould and algae film that starts on the shaded southern and eastern walls and works its way around. By the time it is obvious from the street it has usually been established for a year or more.

The wash itself is a low pressure application rather than a blasting. We wet the wall down, apply a cleaning solution that kills the growth at the root, give it time to work, then rinse from the top down. The colour that comes back is the paint you already have, not a new coating.

Why we do not high pressure a house

High pressure on a painted or rendered wall does three things you do not want. It drives water into sheet joins and window surrounds, it lifts paint that was on its way out anyway and takes sound paint with it, and it leaves lap marks where the lance dwelled. Render in particular will show every pass.

The other problem is that high pressure only removes what is on the surface. The growth roots into the pores, so blasting it looks impressive on the day and the wall is green again within a season. Killing it takes chemistry and dwell time, not force.

Around the house

A wall wash is only half of it. We do window glass, frames and screens as part of the same visit, because rinse water carries dirt down over them and leaving that to dry is worse than not washing at all. Eaves and soffits get done, since that is usually where the worst of the black spotting sits. Gutters get a rinse externally.

Gardens get wet down before we start and rinsed again afterwards. Established plants handle it without trouble when that is done properly; the damage stories come from crews that skip it.

Take a look at your paint first. If it is chalky to the touch or already flaking at the edges, tell us when you call. A wash will not fix failing paint and can accelerate it, so on those walls we will tell you what to expect or suggest you paint first and wash later.

How often does a house in Cairns need washing?

Most homes here need doing every 18 months to two years. Walls that face south or east, or anything sitting under trees, will show growth sooner and sometimes need it annually. Up on the Tablelands the cycle is usually a bit longer.

Will pressure washing damage my paint or render?

It can, which is why we do not use high pressure on painted or rendered walls. Those surfaces get a low pressure soft wash instead, where the cleaning solution does the work and the rinse just carries it away. Sound paint is unaffected. Paint that is already chalky or lifting will keep failing regardless, so we will tell you before we start if that is what we are looking at.
