Pre-Sale Exterior Clean in Cairns

Book it before the photographer, not after

The most common mistake with a pre sale clean is timing. People organise it once the campaign has started, which is a fortnight too late. The photos were taken on day one, and whatever the property looked like the morning the photographer arrived is what buyers are still scrolling past three weeks later.

Aim for roughly a week ahead of the shoot. Not the day before. Washed concrete and washed roof tiles keep lightening as they dry out over the following day or two, and roof treatments carry on working for a good while after the crew has left, so a job done the afternoon before photos gets photographed halfway through the process.

Why grime photographs worse than it looks

Stand in a driveway and your eye adjusts constantly, so you register a shaded patio or a north facing wall as slightly dull. A camera does not do that. An exterior shot is exposed for a bright Cairns sky, which pushes everything in shade down the tonal range before the shutter even opens. Algae film on a patio slab, black spotting under the eaves, a dark line down a shaded wall: all of it reads much closer to black in the frame than it does in person.

That is why an exterior clean is one of the few pre sale jobs where the photograph improves more than the property does, and it is why agents keep suggesting it.

What buyers register first

Roughly in this order. The driveway and the front path, because those are literally underfoot on the way in. The roof line and gutters, which is most of what a kerb shot is made of. The entry, the front door and the number. Then the outdoor living area, which in Far North Queensland is not a minor feature, and pool surrounds and fencing if there are any.

A shaded southern wall that has gone dark under a mango tree is worth doing. A rear boundary fence nobody photographs and no buyer walks past is not. Ask the agent which angles the photographer intends to shoot and spend the budget there. We would rather quote the four surfaces that change the listing than the eleven that do not.

If the campaign lands between December and March, get the timing as tight to the shoot as the weather allows. Regrowth in the wet is quick, and a place that shows for six weeks can start looking tired again before it sells. The driveway usually shows it first.

What it will and will not do

A clean makes a sound but tired property read as maintained. That is a real effect and it is worth money at an open home, because buyers price maintenance they can see.

It does not repair anything. Failing paint stays failing paint, and a wash will show up chalking and flaking more clearly than the grime was hiding it. Rusted gutters, cracked render, a spalling slab and a roof at the end of its life all stay exactly as they are, and none of them get past a building and pest inspection, so there is no point buying a clean as camouflage.

If your walls are already chalky, tell us before we start. On some houses the sensible advice before a sale is to spend on paint and skip the wall wash altogether, and you will get that answer straight rather than a quote for both.
