While the mill is crushing

From around June through to November the Mulgrave Mill is running, and most people in town know it by the smell before they know it by the calendar. What matters for a house is what travels with it. Cane fires in the surrounding paddocks and the mill’s own output put fine ash and soot into the air over Gordonvale, and none of it stays up there. It lands on roof sheeting, in gutters, on solar arrays, on Colorbond fencing, and along the top surface of anything flat.

Ash behaves differently to the mould we deal with everywhere else in the region. It is light, faintly alkaline and slightly oily, so it bonds the moment it gets damp and then runs in dark streaks down a pale wall with the first shower. On solar it is the sneaky one. A thin, even film across the whole array looks like nothing from the ground, but it takes a bite out of every panel at once rather than shading one obvious corner.

The useful part is timing. A roof or an array washed in August will need doing again before Christmas. If it is a presentation job that cannot wait, fine. If it is about performance and appearance holding, the clean worth paying for is the one done once the season winds up.

The flats, and what floodwater leaves

This is river country. The Mulgrave runs past the town and the cane flats sit low, so a big wet here is not just rainfall, it is water that has already been somewhere else and picked things up on the way. Low blocks collect silt. That fine river mud dries into a hard grey brown skin across driveways, paths, under-house slabs and the bottom two or three courses of fencing, and on concrete it works down into the pores rather than sitting politely on top.

Fresh silt comes off with genuine pressure without much argument. Silt that has had a full dry season to bake in is harder, and it usually grows its own algae layer over the top, which means two problems stacked on each other and a longer job.

Two very different housing stocks

Around the town centre, under Walsh’s Pyramid, plenty of the stock is old. Timber on stumps, painted weatherboard and chamferboard, corrugated iron, sometimes six or seven layers of paint. Those get low pressure and testing on a hidden section first, because lifting paint off a hundred year old board is a five minute mistake and a very expensive repair.

The newer slab-on-ground estates on the edges of town are a different job entirely. Render, Colorbond, exposed aggregate driveways. Render takes a soft wash, not a lance. Aggregate takes pressure but hates a fixed nozzle held in one spot.
