The valley holds what the coast lets go
Redlynch sits in a valley northwest of the city, hard against the escarpment that climbs toward Barron Gorge National Park and the Lamb Range. That position does two things to your house. It pulls extra rain out of the cloud that banks up against the range, so the valley runs wetter than the Esplanade only a few kilometres away. And it slows the air down. The breeze that dries out the eastern suburbs by mid morning arrives here weaker and later, so a wall that got wet overnight stays wet for hours longer.
Then add the canopy. Plenty of Redlynch blocks back onto rainforest or carry mature trees over the roofline, and shade plus standing moisture is exactly what mould, algae and lichen want. In practical terms Redlynch is the fastest regrowth area we work in. A wall that holds its colour for three years on an open, breezy block near the water can be visibly green again inside eighteen months up here.
Two housing stocks, two methods
The suburb is really two builds sitting side by side. The Redlynch Valley estates that went up through the 1990s and 2000s are mostly rendered block and Colorbond, with painted fibre cement in places. Render is porous and holds spores down in the surface, so it wants a soft wash: low pressure, the right chemistry, then a rinse. A lance on render drives water into the joins and behind the sheet, which is a problem you will meet later rather than a clean.
Closer to the original village and the railway line the stock is much older. Timber homes on stumps, painted weatherboard, corrugated iron, and often several generations of paint. Those get treated conservatively, tested on a hidden section first, and we do not put pressure anywhere near paint that is already lifting.
Concrete is the exception to all of it. Driveways, paths and pool surrounds here pick up that dark biological film worse than most suburbs, and concrete is hard enough to take genuine pressure. Those jobs are usually the straightforward part of the day.
Being honest about regrowth
Nothing kills mould permanently on a shaded valley block. A proper soft wash removes the growth and knocks the biology right back so regrowth has to start from nothing, but the conditions that grew it are still sitting overhead. Most Redlynch homes look right for a couple of years on walls and longer on roofs. Trimming branches off the roofline and keeping gutters clear buys you more time than any product will.
