Salt does not wait for weather

You do not need a storm or a king tide for salt to reach a Trinity Beach house. The onshore breeze carries a fine aerosol off the water every day of the year, and it deposits on every surface facing east. It is invisible until humidity brings it back into solution overnight, at which point it becomes a sticky film that grabs dust, pollen and diesel particulate and holds them there.

That is why glass here goes hazy rather than spotty. Frameless glass balustrades on a first floor deck are the clearest example. They look clean in shade and then turn milky the moment the sun hits them side on, because what is on them is a bonded mineral film rather than loose dirt. Household glass cleaner smears it around. It needs to be washed off properly, from the top, with the frames and channels done at the same time so nothing runs back down over finished glass.

Aluminium window frames and pool fencing show the same thing differently. Salt sits in the powder coat, and where the coating has any weakness it starts white oxidation blooming out from screw heads, joints and the bottom rail. That can be cleaned back and it looks considerably better afterwards, but oxidation that has already pitted the coating is damage, not dirt, and washing will not return the finish.

Holiday letting and the changeover window

A large share of the housing along the esplanade and the streets behind it is short stay or holiday let. Presentation is not vanity in that situation, it is the product. A guest walking onto a balcony with a filmed glass balustrade and a black patio slab forms an opinion before they have put a bag down.

The constraint is the calendar. Changeover windows are short and often the same day, so exterior work either happens in a booked gap or it happens between guests alongside the internal clean. Tell us the vacancy dates and the work gets planned into them. Chasing a same day slot at short notice in peak season rarely works well for anyone.

Pools, decks and the outdoor room

Almost every property here has an outdoor entertaining area that gets more scrutiny than the front of the house. Pool surrounds are where several problems meet at once. Salt, sunscreen and body oils, chlorinated splash out, and organic growth in the shaded corners all sit on the same pavers.

Method matters by surface. Travertine and honed pavers are soft and porous, so they take low pressure and chemistry, never a turbo nozzle. Standard concrete around a pool can take real pressure. Timber decking is cleaned along the grain at a pressure that will not raise the fibres, because a deck that has been furred up looks worse in six months than it did before it was touched.

Booking around occupancy

Trinity Beach is a straightforward run and the beaches get grouped together on the same day. If it is a holiday let, lead with your changeover dates.
