The wind carries it inland

Through the dry season the south easterly blows across Half Moon Bay for days at a stretch, and it does not stop at the first row of houses. Salt aerosol gets pushed well back into the streets behind the beach and the marina, which is why a place three or four blocks from the water here films up faster than a house the same distance from the water in a more sheltered spot.

You can usually tell which way the wind runs at a property before anyone says. One elevation holds a dull grey film while the sheltered side looks fine. Fly screens on the exposed side load up first and stay hazy after rain, because a screen mesh is a salt trap with an enormous surface area.

Salt is not only an appearance issue. It is hygroscopic, so it pulls moisture out of the air and keeps a surface damp long after everything around it has dried. Damp plus chloride sitting on metal is the recipe for corrosion, and that is the real reason washing matters more here than in most suburbs.

What salt does to metal, and what a wash can still fix

The order things fail in around Yorkeys is fairly predictable. Fixings go first, so you see rust bleeding out from screw heads on Colorbond fencing and roof sheeting. Then cut edges and drill holes where the protective coating was never there. Then white powdery oxidation blooming on aluminium window frames, door tracks, garage doors, balustrades and gate hardware.

Washing salt off before it has done its work is genuinely preventative, and doing it regularly beats doing it thoroughly once. Once corrosion has started, be clear about what you are buying. A wash removes the salt load, cleans off the staining and slows what follows. It does not restore a pitted powder coat and it does not undo rust already into the steel.

Roof sheeting on exposed elevations deserves the same attention, because salt sits in the pans and under laps where rain never flushes it, and that is where sheeting fails first.

Boats, trailers and hardstand

Yorkeys is a boating suburb and that shows up in the work. Trailers spend their lives being reversed into salt water and then parked. Hardstand and washdown areas collect the whole mix: salt, growth scrubbed off hulls, antifoul dust, bait and fish residue, spilled fuel and two stroke oil.

That is not a house wash. Oil and fuel on concrete needs degreasing first, with the right product and enough dwell time, or pressure simply spreads it into a wider grey shadow. Organic marine residue needs sanitising rather than only rinsing, otherwise the smell returns with the next humid day.

Washing that sort of surface this close to the water also raises runoff. What comes off needs containing and directing rather than being allowed to find the nearest drain, and that gets planned into the job.
