How Often to Clean a Driveway in the Tropics

The short answer, then the complications

Most Cairns driveways want a wash every twelve to twenty four months. That range is wide because the thing that decides where you sit in it is not how many cars use the driveway. It is how many hours a day the concrete is in shade.

A north facing driveway in the open in Edmonton, drying out by nine in the morning, will often stretch past two years and still look reasonable. The same slab in Redlynch with rainforest on one side and the house shading the other can be visibly black inside a single wet season. Shade, overhanging trees and poor drainage decide the interval. Traffic barely registers.

Those are starting points rather than rules. A driveway that came back black quickly after its last clean is telling you it belongs one step shorter than wherever you placed it.

The reason to do it before it looks bad

The black film on a tropical driveway is biological, and the important thing about it is that it becomes dangerous well before it becomes ugly. Dry, it grips fine. The slip risk peaks in the first minutes of rain, when the film hydrates and turns slick before the water has enough volume to wash across it. That is the moment people go over, usually on a sloped section or on the step at the top.

If your driveway has any grade to it, or if anyone on the property is unsteady on their feet, the interval should be set by that rather than by appearance.

Surface type changes everything

Not all concrete behaves the same, and the finish matters more than the age:

• Broom finished slab, which is most residential driveways here, has thousands of small ridges that hold moisture and organic matter, so it colonises faster than a smooth surface and needs the ridges cleaned rather than just the tops of them
• Smooth trowelled concrete has less for growth to hold on to and stays presentable longer, but it shows oil and tyre marks far more obviously
• Exposed aggregate has deeper voids again and holds growth stubbornly, while hiding staining well. That combination is how people end up leaving it far too long
• Pavers are a different case entirely, because the joints are sand. Heavy handed pressure blows the sand out, which invites weeds and lets pavers move, so paved areas need a controlled approach and the joints topped up and re-sanded afterwards
• Sealed or decorative finishes clean up faster and more evenly, but the sealer itself is the thing being cleaned, so it wants a gentler approach than bare concrete

Oil and tyre rubber are worth separating from the rest. Neither is biological, so neither responds to the chemistry that shifts algae, and neither comes off with pressure alone. They need a degreaser and dwell time, and old oil that has soaked deep into unsealed concrete may not come out completely. Better to be told that up front.

Sealing, and whether it is worth it

Sealing a driveway after cleaning does not stop growth arriving. What it does is stop it getting into the pores, so the growth sits on top of the sealer instead of in the concrete. The practical result is that the next clean is faster and gentler, and the surface returns to an even colour more reliably. On exposed aggregate and decorative finishes it is usually worth doing. On a plain slab in full sun it often is not.
