A car park does not get dirty evenly

Walk any older car park and the mess is in a pattern. A dark oval near the head of every bay where engines have dripped, black scuffing at the entry and every corner where tyres scrub under lock, a greasy lane down the aisle, and green film on the shaded bays under the raintrees at the back.

That last one is a safety problem, not an appearance problem. Biological film on a shaded bay holds water and gets genuinely slippery, and it is worst exactly where people step out of a car. It is usually what finally makes a site manager call.

Concrete and asphalt are not the same job

This is the part that gets sites damaged, and it is worth being blunt about.

Concrete takes heat and pressure. Engine oil soaked into a slab is not water soluble at ambient temperature, so it needs an alkaline degreaser, dwell time, and hot water to hold it in suspension while it rinses. Done properly the slab comes back close to its original colour.

Asphalt takes neither. Bitumen is a thermoplastic binder, which means it softens well below boiling, and a hot water wash on an asphalt bay will soften the seal enough that the wand scores it. High pressure on the same surface strips binder out from between the aggregate and leaves the seal ravelling and stony. Asphalt gets cold water, low pressure and chemistry that does the work instead, plus a conservative test patch first.

Line marking is the other trap. Waterborne paint lifts under a rotary surface cleaner without much warning, and thermoplastic survives but scuffs and dulls. Passes run parallel to the markings rather than dwelling across them, and if a site is due for remarking anyway, clean first and remark after.

Where the water goes, and when we can be there

Car park run off is not just dirty water. It carries hydrocarbons, brake dust and tyre wear residue, and a wash concentrates a whole season of that into one slug going down one grate. In Cairns that grate leads to stormwater and out to the reef. So grates get protected, the wash area gets bunded, and the water is recovered and disposed of properly, to trade waste where the site has a connection. Coastal sites get bollards, frames and roller door tracks rinsed too, because salt left sitting in fixing recesses is how those fixings fail early. It is the same discipline that runs through our commercial work.

The rest is scheduling. Most of the job happens at night, before opening, or in rotating sections so the site never fully closes. A wet slab is a slip hazard until it dries, so sections get signed and barricaded, and access, water points and lighting get sorted beforehand. Weather is the other constraint. Between December and March a degreaser needs the slab to stay dry long enough to work, so hardstand jobs get booked into the drier half of the year wherever the site can wait.

What we will tell you to skip

If the asphalt seal is already oxidised, grey and shedding stones, leave it. Cleaning it will accelerate what is already happening, and the money goes further on the concrete aprons, entry and pram ramps where the first impression actually is.

Deep old oil is the other. It will lighten a long way and it will not disappear, and chasing the rest costs more than it improves.
